Thanks Malcomb! I just started searching for framers because I thought a roofer would be able to install them. I have a small list of framers to call, but will take your suggestion and reach out to local GCs as well.

There are a few framer/roofers on my list I'm hoping work out so there is less coordination while the roof is off.

I'm in Brevard County (there doesn't seem to be an option to post there) looking for truss installers. Ideally I want someone who can do the trusses and the roof, but the roofers here seem to only stick to roofing.

Does anyone have a recommendation for contractors serving Brevard? Property is in Palm Bay.

I’m not sure this is the right category for this post but I’m trying to find a good title company in Boca Raton, FL area with experience working with sellers in Brazil. It’s not crystal clear to me which type of notary will work. It’s an all cash deal using a quitclaim deed, so it should be pretty simple.

Welcome to the area @Jeanette Bondy! I'm in Brevard. Do you have any advice on finding who the asset manager or real estate agents are in the area? A house that meets my criteria just sold back to HSBC and I want to see if I can get an offer in, but am having trouble finding the right person to talk to.

@Wayne Brooks definitely a gamble - no liens or other issues with it besides taxes. The only owner is a missing person, but highly suspected to be dead. The risk of adverse I believe is if the father petitions for his sons death cert within the 7 years. As @Davido Davido said, it’s probably best to contact the father and get his interest.

@Wayne Brooks from what I know I could pay the taxes, move in, take of property and after 7 years apply for adverse possession. Not saying this is the best way to do it, but it is possible to pay the taxes before the auction.

@Davido Davido thank you for the follow up! I’ll be having a preliminary title search done this week. It’s not on the sale list yet, but will be in 2-3 months. I combed abandoned properties to find it and figure out it will go to sale soon - county clerk doesn’t have a file yet, but tax assessor is sending to them soon.

The added layer of complexity is the owner is not dead (yet). He’s a missing criminal who is presumed dead.
