@Angela Smith: Congrats to you. I just purchased my first rental recently as well and I freaked out as soon as my offer was accepted. Even the lender was laughing when she noticed how nervous I was. But, one step at a time. Make sure you sit down with your real estate attorney and CPA because they are a vital part of your business. My attorney has helped me a lot with decision making. In my case, I inherited tenants and didn't know how to proceed. But you will do great, just continue to read and ask questions.

@Lisa L.: Tell me about your experience with using their late fee and extra expenses feature? How have it work for you? Do you experience compliance issues with payment? Does the site send out automatic notifications to the tenants via phone every month to remind them of rent payment? I am looking into cozy as an option and would like to know how efficient it is.

@Jeff Gates: Thank you for sharing this article with us. I didn't know that, "Zelle only considers transactions fraudulent if the customer did not authorize them. When a customer knowingly sends money to someone, the bank offers no protection against rip-offs." This is great information to keep in mind when utilizating these convient technology platform.

@Jason Parfitt: The last thing I want to do is run after tenants for rent, better yet, late payments. Does the system send out reminders for upcoming rent bills and notify them when they have a late payment?

If they pay late and only decide to pay the monthly rent, does the site have a way of prohibiting them from sending partial payments?

I like the idea of maintaining a copy of the lease online for reference purposes. I like to old fashion sitting down with the tenants and manually signing the lease after reviewing the terms, so does the site allow me to upload the copy of the lease too? Or is the copy of the lease is available if I select to electronically sign it through their services?

I really appreciate you sharing your experience with me.

@Will Crocker: congrats on your first duplex. I just purchased my first duplex and is about to collect my first rent. I never heard of Rentler but I would like to know what my various options are.

@Gerald Barron thank you for sharing your experience using Cozy. It sounds pretty awesome but I wish I can receive my rent the same day. Anyways, it's free and it seems like it is an useful tool.
