Kyle,

I have no clue about costs in Georgia, but I work in Land Development in Houston. To clear and haul debris for a site that small would be $5-6K per AC in Houston. To build a house in Houston costs $80-90/SF for non-homebuilders who don't have the volume to drive down costs.

Not sure this helps, but I figured it would add some context.

I'm a multifamily investor from Houston, TX. I'm researching tertiary markets in Texas and investigated Killeen.

Has anyone invested there? The major employer is obviously Fort Hood. I'm sure there are cautionary tales of investing in a city with one enormous employer (even if that employer is basically the United State of America).

Open to hearing anyone's thoughts!

Great thread!

@Martin Rubio I'm in Houston as well. @Michael Le is right. We attend a very good local meetup that could answer a lot of your questions.

Very creative question. I have been wondering the limits of homestead exemptions myself.  I appreciate all of the insight.

Jason, those numbers look like a good deal. Not sure why the agent is being a little weird. Maybe get it under contract and fully vet the leases and conduct due diligence on the structure of the property. The 4 years part kind of weirds me out, but if it all checks out you're good to go.
