@Sharon Tseung Hi Sharon, I'm a stucco subcontractor here in the Bay Area and I invest out of state and I love it! For me, my goal is cash flow so I'm vested primarily in the midwest. I have a property in Brentwood, CA as well as that one will be my equity play since cashflow will never happen here Haha! I currently own 5 units out of state been doing it a year and working on closing another 2 units before the year end. @Katie Jewell Yes ma'am you can definitely finance a rental on a 30 year and not live there. As for the Heloc, a private bank would be best as opposed to a big branch like the wells Fargos and US Banks for example. This is all my personal opinion of course

Zillow and their competitor websites, craigslist, Facebook, Instagram etc. You'll be surprised at all of the traction you'll receive this way. @Katie Jewell Good morning Katie, In terms of traditional 30 year fixed mortgages, you can acquire those mortgages on anything 4 units or less. So a single family home, duplex, triplex or 4plex. Anything over will require a commercial loan or other creative ways. You absolutely can pull a HELOC out of one of your investment properties so long as you have enough equity to do so . You're essentially just attaching a line of credit to that particular house. It's a great way to scale your portfolio provided you play the game right and analyze all of your numbers. Good afternoon Jason, Caleb had a very good point, I highly recommend owner financing to get you started on top of some sort of side gig. I'm a stucco contractor here in the Bay area and dont make too much money because of 15 employees, however I drive for Lyft a couple hours a day and believe it or not that got my my first rental last November. From my experience from living here in the Bay Area and forced to live 2 hours from my office makes you really think outside of the box. I have no shame driving for Lyft if it will give me a rental a year without using any borrowed money! Then when you have some sort of portfolio and your face and name goes around, you naturally will attract people who will want to work with you. I just closed on a 4 plex last month (my 3rd deal) with none of my own money and 2 investors funded the deal for me. thank you Lyft! Best of luck, Junior
