We have cracking issues on a duplex in CA due to bad soil/earthquakes - the cracks always reappear. We've taken care of cracks/painted every time there's a new tenant but this tenant has stayed longer than most (nearly a decade now). He wants the cracks patched and the house repainted for aesthetic reasons. Is this our responsibility? I think the job would cost around $2500-3000

Does anyone know an experienced real estate attorney in west la? Looking for someone with extensive knowledge of operating agreements between two people. Tricky situation as owners are going through a divorce but wish to keep their properties as passive rentals to fund retirements

Parents going through a divorce but would like to keep their 4 properties as rentals as mortgage is paid off and are cash flowing 15k/mo. Currently all property is considered communal property and not an actual business. is there a way to turn the properties into a rental business rather than just selling it all?

Hey guys,

Noob here with a unique situation... Parents are selling their 50% share of a duplex. they have an offer from the inheritor of the other 50% (they bought the duplex with their friend 30 years ago and when he passes it's going to his nephew. his nephew has offered to buy my parents out). My mom is willing to keep her 25% if I am somehow able to buy my dad out. Would any lender lend that 25% to me or is that too complicated of a deal? Would i qualify for an FHA loan? (only downpayment I could really afford).
