Anthony why does it sound like a good deal? Should I get it appraised?

Jeff I yes they dont want to get them appraised. And yes I know that might be difficult.

Any suggestions?

Property taxes are 1200.00
And financing I plan on getting a loan for it. I would like to offer 90,000.00 for it give 10% down. And Adrew yes I will have someone check it. I was told by someone that there is mold in there but I would like to have to check it out. Also the owner does not want to have them appraised.

Hello Everyone

I would like your opinion on a fourplex apartments I would like to purchase. Here is some information: Asking 120K producing 2000.00 a month(500.00 per plex). They pay everything except Water. Flat roof. Built in 1960. Their in a Low Risk flood zone. Current owner pays 567.00 per year for flood insurance. Apartments are always 100% occupied. And currently 100% occupied. Apartments have not been appraised recently something that I dont like. Also they are running swamp coolers. Roof has no leaks. Opinions? Suggestions?

Okay thanks everyone for the reply. I talked to my realtor about market analysis in that neighborhood she said between 35k and 70k Almost all the homes there are Flat roof. This house is different though its hard to compare to she said. Its two homes in one lot. I will do repair estimates i am really worried about the flat roof I will be getting estimates on all the repair I would love a pitched roof

How can I find the ARV?

Hello Everyone

I am new to Real Estate Investing. Let me tell you about my first flip. I got this house under contract for 12K. Its a good area. Well for a house this cheap there must be something wrong with it right? Well their is and alot. First off it has a good flat roof. The electrical has been stripped completely it needs brand new electrical. It needs Air Conditioning. Tile all across the house expect the rooms. New Windows their old and broken. Kitchen needs work also.

Now for the home.

1500 sq ft 3 beedrooms 2 bathrooms
it also has a small 1 bedroom and bathroom in the back so its two homes in one.

So its going to be a huge project.

How can I find out how much I can sell the house after its fixed?
