Hey there...Pilgrim Village neighborhood, I get 1100/month in rent and already have tenants. Move in ready no need for rehab. Probably property class C not really sure.

I'm not a property class expert but the numbers and properties I have are working out just fine for me.  So if it's class D, so be it ;) 

Flint and Detroit, property class between B and C. Less desirable and by no means luxurious but not dangerous, no intensive management needed, properties unlikely to appreciate much over time but very attractive from a cash flow perspective.

Yes. Michigan is my cash flow go to in my investment portfolio :) Planning to get a couple more properties before the end of the year.
