@Tesho Akindele Thank you for the advice! I'm actually moving to Florida in December now that I'm out of the service. I was leaning towards using my VA home loan to house hack.

Hey everyone! 

I joined bigger pockets when I was deployed and got very into learning about real estate during my deployment. To make a long story short, I am now home and a service connected veteran out of the military. I have only had one property before, a single family, which was an experience with ALOT of lessons and growing pains. I still believe that this is the best way to continue to invest in my future and build wealth for family (when I decide to start that chapter). The market right now along with past experiences and some confusion have me very hesitant. Any advice?

@Patrick Desjardins thank you I really appreciate your input. I haven’t looked into options but I will do my due diligence and make sure that I have a good understanding of what I’m doing before investing. I’ve seen a lot of people that I personally know investing money through robinhood who have never really done it before and I don’t want to make the same mistakes.

Hey everyone, I'm still very new to BiggerPockets and the world of real estate investing, however, so far I've had a great experience reading the discussion forums and learning from a lot of you. I'm currently coming off of a deployment and getting ready to transition back into civilian life and I'm trying to make some wise decisions with my money. I already plan to use my VA home loan once I get settled and find a civilian job, but the idea of investing in real estate investment trusts has come up in my research and studying. I wanted to know if anyone has experience investing in these stocks, or if anyone has any advice to point me in the right direction.

Hello everyone, I just wanted to hear some opinions because I’m trying to figure out what my next move should be. I bought my first single-family property, without really understanding what I was doing, about four years ago. After making the very naïve mistake of letting family rent my home and having them damage a lot of the property, my friend who is a contractor ended up moving into the property with his family and fixing the damages with the agreement that I would purchase the materials, and pay him back the cost of the labor with discounted rent. So fast forward to now I have finally finished paying back the cost of the labor, and I drafted a six-month lease with the tenant to buy me some time to figure out what I want to do with the property next. The tenants have expressed that they want to buy the property because their family is already moved in and comfortable there. The tenants have expressed that they are trying to work on fixing some things with their credit so that they can take out a mortgage and purchase the home.

Coming home soon from a deployment I’m not really sure what my next step should be regarding the property. If my tenants want to purchase the property, and being they did me a favor when I was struggling with the damages, I feel as though I should work with them. I’ve considered seller financing however I don’t know much about it. I also can’t help but wonder if perhaps I should put it on the market after their lease is up anyways to see what offers I get? Moving forward I will not be mixing business with family and friends, but for this property, I want to do what’s best for everyone involved. I just don’t want to make anymore decisions based off of emotion. I would really appreciate any advice and different perspectives! Thank you all.

Thank you David! Yes it sounds like a plan to me I’ve gotten several leads through here and linked in. Are there any specific questions you recommend I ask when reaching out to these contacts ? Any specific certifications?

I would love to contact him and just leave it to a professional for the accounting portion. To be honest I still feel a little shy to put myself out there and ask questions but getting over that hurdle. Especially since there’s a big back story to this property. It’s in new haven county but I actually drill out of new London when I’m stateside. Thank you for your response.
