@Joel M. - I agree with the others that more details are necessary in order for anyone to provide any sage wisdom. As someone on the verge of their first deal and making a very similar decision to yours, I can contribute this....

The one complaint I consistently hear is that good contractors are nearly impossible to come by or that it takes a long time until you find one you're comfortable relying on.

Also, many rehabbers/turnkey investors already have a line on cheap properties, bulk material rates and a crew at the ready, so sometimes what you're paying to them (60k, for example) will end up being less than what you'll pay to rehab a 10K place yourself and you can have it rent ready right out of the gate.

Depends on if you want to get down and dirty and learn all the hard lessons up front on this first place. If so, there's untold value in that as well.

Again, depends on your long-term goals, your ability to hunt deals and your familiarity with the city.

@Ned Carey - You and I connected well over a year ago when I was just flying out to Baltimore from Los Angeles to snoop around. Since then, I've spent a year living on the Eastern Shore and just bought in Baltimore. So, you'll be seeing more of me! And I hope that means in person at some point!

These are EVERYWHERE in Baltimore. They provide such a valuable function, but they are SOSOSO dated. 

Rehabbers, would you mind sharing how you're dealing with them?

And does it differ depending on ARV? Would you leave them on lower-priced homes and replace with something more modern on higher-end flips?

Hello BP Nation! I've been lurking for a long while now without introducing myself. But seeing as how s#*t is finally getting real, it seems like a good time to do so.

I recently moved into Baltimore City proper last month and here's what I'm looking to do:

Short-term:

  • Househack my home (AirBnb and/or roommate)
  • Long-Term Rentals (BRRR and or Lease-to-Own)

Mid-to-long-term:

  • Rehabs
  • Blockwide flipping with a team of investors
  • Become a master of creative financing (Remove the word BANK from my vocab!)

I'm hitting the local REIA meeting and CAZA meetings here in the city and I look forward to the road ahead.
