Does anyone have any thoughts on companies that provide home title Lock insurance? Saw an info-mercial about this type of insurance that would alert you if anyone tried to illegally transfer title on your property without you knowing. $14.99/month. Is it worth it? Is illegal title transfer something that goes on a lot? Just purchased my first investment property and wondering if this would be a necessary insurance to have.

We are in Cali looking to do out of state investing in NY, specifically Buffalo and/or Niagara Falls area. Also considering Huntsville, Alabama. Both areas seem to have a significant amount of properties priced between $100,000 - $175,000. Any thoughts on the real estate market, value trends, rental potential, etc.,in either area would be appreciated.

I am planning to do some out of state investment.  I met a a "guru" who works with "turn key" properties, has a team of brokers, lenders, property managers, inspection people, etc. in the states we are interested in investing.  He will provide 18 months of hand-holding to direct you through the property purchases.  As we are new to property investing, would it be worth it to pay $3,500 to contract the "guru for 18 months of service?"  All suggestions are welcome!
