I advertise on Facebook rental groups and buy, sell trade pages. I always have great responses. I also either do a yard sign or a banner.

is the for a rental or flip? 

Update: 

I did call the police, officer said that I would need to sue them. 

I talked to a process server/skip tracer that I use. He's a police officer in a larger city and said it's a criminal matter and he could talk to the prosecutor for me, but he would need their new address that I didn't have. 

So, I hired him to find them. I had previously talked to the next door neighbor and she told me the city that they had moved to. It was right across the river. Less than 18 hours later he had their new phone number and address. He had called them and they did have my refrigerator. They next day he went and got it for me. He said the tenant was scared to death! 

This cost me $70.00 

I'm hoping that when we go to the damage hearing on August 16 and I win judgment, the tenant will realize I mean business and will make arrangements to make restitution. So far I'm up to $2,500 in back rent and damages.

@Bettina F. yes, I have the serial number and receipt. 

The house is full of trash, dirty clothes, fleas, mouse poop, ants, gnats, 2 broken windows, etc 

I'm going to call the police today and see what they have to say. 

The neighbor told me they are now living across the river, in a different state. So not sure if police will pursue this. 

We have a damage hearing set for August 16th. 

I took possession of my house at 4pm today. Had a court ordered eviction. I furnished the fridge and stove, the fridge was gone!

This is what I would do, give him a 30 day notice to move. Then 10 days before the 30 days is up post a 10 day notice to vacate. That way if he's not out in 30 days you aren't wasting anymore time with the 10 day notice. 

You can find them on line, I print mine on bright colored paper, tape it over the door lock then take a pic and email it to myself so there's a time/date line. I've never had a judge ask to see a pic. 

Then if they are still not out you will have to go to the courthouse and file for eviction.

I've been using Cozy for rent collection for over a year. Love it! Yes, it does take about 5 days for the money to clear your account, but once you get use to that it's no big deal. 

It's easy to make an ad that populates to several places. 

I do wish the application was customizable
