Hi Arian.  I'd also suggest reaching out to Towne Bank.  They have competitive terms and are very flexible in working with investors.

Hi!  I currently have landlord insurance with Liberty Mutual, but am interested in calling around for quotes to see if there are any better rates available.  Do you have an insurance company you'd recommend for the Midland area that is reasonably priced?  Thanks!  I appreciate it!

We need someone to install LVP in a small kitchen - relatively small job. We already have the LVP. Do you have a recommendation for someone to install LVP?  The installer my contractor recommends is scheduling a week a half out, and we were hoping to get it done this week.  Thanks!

@Logan Turner

Thanks, Logan - I really appreciate you weighing in!  That is really helpful.  And btw, that's awesome that you own almost 50 units in the area - wow!

Thanks, Greg.  Midland, TX isn't a "target market" for us, either - this was a house we lived in many years ago and have kept as a rental.  It's obviously been great for us these past 10 years, but to your point, we certainly knew the rent prices would be very volatile.  Luckily, we bought at a low point, so it makes it easier for us to ride the wave.

Are there any Midland, Texas investors that have a good pulse on the local market and can advise on how the oil market downturn is affecting rent prices?  I live in North Carolina, but have owned a rental home in Texas for the past 10 years.  It's a very nice 4 BR / 2 BA, 2000 sqft home.  We have been getting $3,000/month in rent, and my tenants will be moving out end of July.  Clearly, we'll be dropping the rent price substantially, but I'm unsure of what is a going rate at this point in time.  I've listed it on Zillow and Facebook at $2,595 with no interested renters yet, and so I'm wondering how much further we'll need to go down.  Would love your input.  Address is 5606 San Saba Ave if you'd like to look it up on Zillow.  Thank you!

Hi Brian,

I got my real estate license 6 months ago for the same reasons you did - expressly for my own benefit as an investor.  I signed on with Fathom Realty and was very straightforward with my intentions, and they had no problem with it.  Once I signed on, I had to complete my post-licensing requirements within 3 months, but that is their standard expectation.  Fathom is a great fit for me because they seem to have the lowest fees around, with a flat fee of just $450 per transaction.  Good luck to you as you find your right fit!
