Hey Everyone,

My goal with this post is to network with other local real estate investors and professionals to discuss all things real estate, and potentially partner up on a deal here and there. I'm a real estate agent, but I'm focusing my efforts on flipping. I'm currently flipping my second house, and actively looking for more.

I would be more than happy to discuss my experience and strategies, and possibly gain some knowledge from you as well.

@Jeff S. Noted. I definitely would like to avoid getting burned. I'm starting to realize I should be more concerned with verifying who I work with.

@Rick Pozos I met him in a facebook group. I have gone to a few meetups, but nothing recently, I'm always busy when the meetups happen for some reason, but that would be my next step. For my retail clients, I just use traditional lenders. I've spoken with 2 of them, but one doesn't do hard money, and the second doesn't cover repair cost.

@Jay Hinrichs thanks for the input. I will definitely check that out. I'm very happy I asked. I am about doing my due diligence, and I appreciate all of the feedback. I'm definitely not expecting it to be cheap. I'm happy to take on 10% plus points, as long as I know it's legit.

@Martin Pacheco I appreciate the input. I'm willing to pay the 10% interest as long as I know I'm not getting screwed. I understand the most important part of the deal is purchasing well below market value, so any deal I do should have enough meat on the bones. I study each deal very closely, and won't pull the trigger on anything that isn't close to the 70% rule.

@Rene Doyle I guess it depends on the property. If I'm buying a $100k property that only needs $10k rehab, I wouldn't need the loan for rehab. Most likely though I'm looking for the lender to help with rehab as well.

I'm a new Realtor and also new to the investing side of real estate, but I've been studying it for over a year. I'm ready to purchase my first flip. I have a great contractor, good relationships with wholesalers, access to MLS, and about $20k cash to put down. I have a private lender who is asking me for DL and bank statents and is offering 5% interest rate. I understand that's pretty typical, however I cannot find any information about him and his company online. I know he's probably just an individual, but how do I know when I'm working with a legit lender? Are there any "fake" lenders trying to steal information? Anything else I should worry about? Thanks!
