@Jim Pellerin Do you have suggestions? I just attended the Multifamily Mindset 3 day event and their Mentorship program is 40K. I did not purchase the mentorship program but many people at the 3 day event did. I'm at the very beginning stages of multifamily investing and would benefit from some mentorship. If you have recommendations please share.

@Alan Grobmeier Yes. Rents go up aggressively yearly. Increaseing rents will get me to positive in 1-2 more years. There is no opportunity for adding value because it is a townhouse in a large complex. The HOA fees are definitely the issue at the moment. I agree it's a long game and I have no intention of selling. It's a great piece of property in a great market. My challenge at the moment is finding $$ for my second purchase. Any suggestions?

@Jeremy Taggart Thanks! I have been weighing that option and am going to do some more research.  I grew up in Pittsburgh and still have family there. I've been looking at that market a bit. 

@Chris Lopez Are there any specific resources that discuss the benefits of a HELOC vs. cash our refi? I have started doing some of that research too. I will touch base with Joe. Thanks!

I bought a townhouse in Boulder, CO in 2016. It does not generate cash flow. I was a complete newbie and bought it on gut instinct. I want to buy a second property and am wondering how to leverage it to make a down payment for a second. I have 20% equity in the property. I am not planning on selling it because the value has increased about 15% since I purchased it and I think the market will sustain that level of increase in that part of the country but sometimes I wonder if I should sell it and use the cash to buy two different properties.
