Did you charge the tenants for the damages? We are dealing with this right now. I also have over 100 fleas bites to add insult to injury!!

We recently had the same situation. We had the current owner file the 30 non renewal of lease and had it in the offer the the unit be empty at close. This makes them the bad guy. If your close is still a couple weeks out I would have them at least start the paperwork.

Hi, We also do 30 year loans, but I add an extra $100 to them, which will make them pay off in more like 20-22 years. If ever we are having a tight month, then I can skip it that month.

We have 8 duplexes, I have not it where the rent was higher than they pay, my guess is that the tenant had to pay the difference.

Trevor Daniel Hi Trevor, Those rates would be the ceiling for your county. Of course they are happy to pay less. We currently have 3 on section 8 out of 16 units. The one thing to keep in mind is don't charge more for section 8 than you do to the general public. We occasionally get a questionnaire from HUD asking the addresses of our other rentals and the rent amount. As far as the utilities go, we do not have to include them. Sometimes the tenant gets a rent voucher and also a utility stipend. It takes about 2 months for HUD to get the paperwork going and for the checks to be deposited into your account.

So a little update, it worked and they are out! It should be ready to rent out soon for about $150 more per month than we are getting now. Al least we limited our loss by getting them out sooner!

So long story short. We had a tenant call and say that they had a domestic violence situation and she and the kids moved out. She now has a PPO against him. She was the only one working. After calling, texting and knocking on the door to find out his plan with no response we filed 7 day eviction. It just goes against my grain to offer cash for keys when they already owe us money. I figured it would be about 1 month before we could get him out and another $700-$800 for an attorney. I usually do evictions myself, but because this one is in an LLC we need an attorney. I waited until I knew he had the eviction notice in the mail, then I texted him and said if he moved out by this weekend and we didn't go to court, he could avoid having an eviction on his record and we would not chase him for the back rent. He texted me back and said he will be completely moved out by Sunday. That saved us about $1600. He really has no wages to get any ways. I hope this may help someone else. Funny that we only have this problem with tenants that we inherited!

We have 8 duplexes in Michigan, we would not buy something that old. If we did, I would want to know if it has updated electrical, plumbing etc. your capex could be really high!

We will buy homes to rent out in Michigan without a basement if it's a great deal, but we will not buy them if they have no basement and no garage. They can look so trashy if there is no place to put their stuff.
