I'm new to the BRRR method. What kind of loan do I want to purchase and rehab a property? Commercial? Business? Construction? I have money for the down payment, but need help with the rehab.

Is there data supporting a date to sell prior to major expenditures that would maximize returns on a rental and selling price? I.e. roof repairs

The house was in need of leveling.  I am assuming because of water.  The low point on the property is under the house, which we found out in May with all the rain.   The foundations people used sonotubes and leveled the house.  The ground was still very wet and as it dried, the "settling" has become pronounced.  Wall have shifted, floors are buckled.....  it has been dry for about 5 weeks and it is still shifting to the point that we can't move forward with the reno.  Still too many new cracks in the wall and floor shifts.    I just think that the settling should have calmed down by now.  Looking for insight.  I understand it will shift, but not this much.

I'm doing my first flip. The house has foundation issues. Pier and beam   Done with engineers report and lifetime warranty.  Problem: the house is taking FOREVER  to "settle".  We had tons of rain after the foundation fix.it has been dry now for about 10 days, but still seems to be shifting.  Does anyone know how long it usually takes to settle?  Or could there be another issue I am unaware of?  I would like to move on with renovations.  Thanks!
