Hi Thanks for the question. I have wanted to seek a private lender but I’m interested in holding rental property and need funds for down payment and reserves. Anyone have suggestions on how those kind of opportunities are best structured?

Thank you so much for your response. I never received such a document and actually I don't remember seeing that document with two previous properties that I purchased.  All three were/are in MN. Wondering if its a difference amongst states.

I will have to go and knock on the neighbors door to open the conversation. Wish me well!

My next door neighbor is selling. I have suspected that they (or a previous owner) may have encroached upon my property when landscaping. I purchased my duplex, next to this home, only 4 months ago.  What are my options for ruling out this concern--so the land encroachment (if that's the case) doesn't continue with the new owner? How can I do this so that the expense is not on me?
