Thank you Nathan, your answer is very helpful. Since I did not grow up in the US I wasn't sure if 18 or 21 was the adult age. It seems like 21 is only for alcohol and smoking then!

Hello, Wonderful People of The BiggerPockets Community!

 I have a house in the Denver area that I house hack. This Summer I have a student from California coming to Colorado for an internship. He is 21 but he is going to drive from Cali with his girlfriend, she is going to stay for a few days with him in Colorado then fly back out to Cali.

My issue is that she is not 21 yet, she will be in November 2023. Do I need to obtain her parents consent if she stays in my house, with my tenant? Can I be in trouble if I do not obtain a parent's consent?

Hi Eddie!

I'm really new to real estate investment and I am also looking at some properties on Roofstock. Have you bought the property? If so, could you share the process? Is the property rented or still vacant? Do you get the cash flow you expected? Any issues during the buying process?

I know it's only been 3 months but I'd be interested in reading about your experience with Roofstock if the deal actually happened. Thank you
