I know what you mean. I guess depends on how it's all presented, but hey I'm new to this so what do I know...:) but, seriously it kind of feels like that with this deal I'm working on with this other guy. I don't know I just don't have a warm and fuzzy about wholesaling right now. I'm going to try, and find some private lenders in my area and rehab mentor in my area, and try to get that  going. I feel like that's where my interest really lies.

@Elizabeth Colegrove I finally heard someone say they don't like wholesaling either! :) I know there are many roles and different niches. I do plan on talking with some folks in my area. It's just a matter of finding what "does it" for me. I've been to some meetups in my area, and trying to meet folks that do different things as far as investing goes. If I have the funding for this one I'm wholesaling, I think I would keep it myself. Anyway, thanks for the advice guys!

I just don't get that warm and fuzzy about wholesaling. I don't think I ever have. It's just one of those things where everyone says you should start there for the reasons I mentioned above.  I have a couple of rehabbers in my area in mind. I see some folks talk about wholesaling in such a great light,  and I just don't feel that way. .. didn't know if it was just me.

I know the advice is to start off wholesaling when you don't have a lot of capital to start investing with or so-so credit. Has anyone tried wholesaling, and NOT like it? I have a property under contract. My first wholesale deal. I'm working with a seasoned wholesaler in my area. Anyway, at first I was excited, and somehow that has turned to feeling like I just don't like wholesaling. I don't feel passionate about it in general. I've realized that fixing and flipping really interests me a whole lot more. Thinking about trying to find a seasoned investor who does fix and flips in my area. I know there can be quick cash to be made with wholesaling to help build the finances, and do other things in investing, but nothing about it excites me. Is it just me? Would I feel better if the deal closed? Maybe, maybe not. I'm starting to think maybe this isn't the right niche for me to start in, just not sure of other options. Has anyone else felt like this about the niche you have chosen to start in?

Anyone here a student or have any experience with Mik'e coaching program? I know he's a great contributor to this site, and has some good info on his site and his BP blog. Just wondering if anyone has or is participating in his coaching.

It's official! My first wholesale deal is UNDER CONTRACT!!!! I know it's not closed, but I'm one step closer, and a bit wiser....:)

@Sharon I know the feeling. I think you'll enjoy it, and if you don't get a good vibew then look for another one, or start one. There are a few in my area.

Last night I went to my first Meet Up...just a handful of folks. It was a social, not the monthly meeting. Met some good folks, got excited about learning and the possibilties that come with it. It was just a good feeling to be around folks that are doing what I want to do, and successful at it....AND willing to help others like me.  Well I guess that energy spilled over to today. I'm in an online group, and an out of town investor gave me a lead in my area, because of the distance for him. Free lead...wants nothing....so of course I was a little nervous about calling, and what to say. I remembered I had purchased a wholesaling course, and it had all these forms to include a property lead sheet with all the pertinent things to ask about the property...I CALLED! :) (I must say I sounded like a pro...lol)..told the owner I need to speak with my partner. Who's my partner? Well at the Meetup last night I happened to meet a very seasoned wholesaler in my area who is willing to help...So will anything come out of this lead? I don't know, we'll see. I've pulled the property info, and will discuss with my partner. The point is I got off of the computer, went to a meeting, networked, called a seller and I'M EXCITED!

Hi Guy!

I'm a newbie too...so from one newb to another..I would suggest clicking on the "Learn" tab at the top of this page. There is some great info specific to new investors and starting out for FREE under that tab. I know sometimes being on a forum can be overwhelming with so much info. You might want to look up any local REIA's (Real Estate Investor's Association) in your area. You can just google that term in Union City or go to Meetup.com, and search for real estate investor meetups in your area. These are great ways to network with people who are investing in your area, and possibly find someone who will mentor you. Also, check the "Network" tab on here too. There are a lot of Jersey folks on here. :)
