Hello LA BP members,

I introduced myself a month ago as a newbie looking for investment opportunities out of state. After a month, I and my partner changed our mind, now we are trying to start where we live. 

My goal is buying a SFH or MFH in this year. I think the best scenario for me is starting my real estate investing by financing (FHA) an owner occupied duplex or triplex anywhere between West Adams and USC/Exposition park. I would greatly appreciate some recommendations for good local lenders and real estate agents to work with. As a newbie, hopefully I can find somebody who can guide me to be an investor.

Hello BP!

I'm Julie and living in Los Angeles. I moved here last October from Korea, and started 'Study' real estate investment instead of looking for a new job here. As everyone knows California markets are hot and insanely expensive, I'm thinking to invest out of state. What do you guys think about Las Vegas? Still figuring out what works for me better between cash flow and appreciation. 

Any advice or opinion will be great as I'm totally newbie for real estate industry, also this country.
