I'm a little confused. I thought ACT SAGE was a CRM program? Yet, you say the best is ZOHO. Please explain further.

The thing I'm really looking forward to in MAC is the email, address book, calendars. I'm sick of Microsoft products. The interface is just not as easy, you have to click too many times to achieve something simple.

Also, I think, the integration of email, contacts, calendar with computer and phone will be superior. Then, add to that, some robust CRM program. ....I'll be ESW! (Efficiency Super Woman) :)

Hope so anyway.

Yes, iCloud is one of the main reasons for switching to MAC.

James, thank you for the example. But, I did want some integration with a calender and task manager.

I happened upon "Daylight" by Marketcircle, which integrates with MAC. It looks perfect!! I want to do some more research before I take the plunge and, maybe, try a trial version (if they have it).

Anyone use this?

I searched the forums here but couldn't find this. In an effort to INCREASE my efficiency and to keep me of top of tasks that I know I should be doing but don't.

The 'efficiency and tracking' that I want to become better at has to do with networking and keeping track of all the people in my funnel. These people would be: my cash buyers, realtors (that I'm pursing to get pocket leads), potential money partners, sellers that have told me to call back later, my Rolodex of people I've met...

I'd like some good system that does the following:
-Person's name with notes about them (kids name, favorite sport..)
-Organize them by category (commercial realtor, cash buyer...)
-Keeps track of my interaction with them. Like, took to lunch on April 25th, sent email about upcoming event...
-IMPORTANT---schedule an interaction with them at a specific time in the future. Like "May 1-take Joe to lunch" or "email all buyers every 60 days" with a mass email that doesn't look like a mass email.

I know there is ACT and Goldmine as powerful contact management systems. Seems like what I want is sort of simple...maybe? Do i need something that robust? I also am switching to MAC so, maybe, there is an Apple product?

I'm a realtor and want to run the numbers on a commercial piece of property to present to an investor.

I've got a piece of software that runs NOI, cash on cash return, cash flow over time...etc. It is for multi-family but it appears that I could just enter gross income the same way for the commercial rental I have.

Is this correct?

Don't remember the deal, but I remember my fear! I was sweating bullets when I called my first buyer. I wanted to sound like I knew what I was doing.

However, after only about 3 phone calls, I felt like a pro!

Call a PROFESSIONAL concrete supply company. There are all sorts of products that have been developed to solve problems with concrete, including yours. They will tell you exactly which ones to use. For example, depending upon the depth of the depression, you may need to use more than one product. Each one will only work within a certain thickness range, like 1/8" to 1.5" and another for deeper filling. A good salesperson can tell you.

Justin is right, it will look ugly. Now you have an opportunity to dress up the front. You can use pavers, exterior tile, etc over the entire patio once the sagging problem is solved.

You may want to have a tile contractor look at it. They may be able to fix it using thinset when they set the tile. However, I would definitely double check with the supply company about that. Thinset only works within a certain range.

I've got a few money people interested in the possibility of partnering with me. They would like to see some type of "write up".

One investor I know does a prospectus with photos of the houses they have completed, all spiral bound. Really nice.

What do you do? What do you give out to potential lenders? How do you spell out the potential benefits to them and the return on their money?

I've heard that there is an income limit to open your first IRA and once you get past it, then you cannot open an IRA.

Is this true? If so, what is the income limit?
And, does it matter if the income considered is Schedule C or E (passive or earned?)
