If you had $1M cash, no W2 income, and no debt... how and where would you invest in real estate? And why?

@Michael Thomas I didn't get a chance to meet you at the bootcamp, but I thought I'd say "hi!" I am originally from Baltimore... I have had thoughts of buying my dad's LTR in Towson / Rodger's Forge but want to do an STR first. We should connect!

There was a mother-daughter pair of investors from OK and AZ/NM, I think the mom's name of Sandra. I'd love to follow where they end up with their journey and connect with them, if anyone knows them!

(I loved all the encouragement to make friends and exchange info throughout the event, I met these ladies first thing Saturday morning and hadn't worked up the guts yet to exchange info with people yet!!)

In case anyone is looking for this info, I contacted both State Employees Credit Union & Coastal Federal Credit Union. Both do offer the 10% down vacation home loan but State Employees Credit Union has limitations on who can become a member (I don't qualify since I'm not a NC resident or state employee, etc).

Coastal however does not require you to be a resident of NC (or VA or SC, the other states they serve), and from what I've been told it's easy to become a member there. Thank you @Arthur Schwartz!

Yes I understand that you need to use the home for personal use for a certain amount of time each year, and the specific amount of time can be dictated by the lender. I plan to be up front with the lender about my intentions. Thanks for the head's up!

Thanks Jonathan. I have been pre-approved in all these states through one bigger lender, and also one additional (separate) local lender in each of the states. I've asked the first (multi-state) lender for a list of all the states they can do 10% down in.
