Yep, I can walk in it call since it’s just at the town hall downtown. I’m weary since I would think if the appraised amount is higher than what I paid then I would have to pay more in taxes, but I’m not sure. The property also needed a lot of work so it appraised only 5k over the on paper transaction price (which doesn’t include the wholesalers or the realtor’s cut. And yes, I know usually you pay one or the other not both but this was my first purchase so I made some mistakes along the way)

Purchased a pre-foreclosure from a wholesaler a month ago, just received a property sale verification form in the mail. Is this normal or cause for concern? Online research seems to show that it’s used to determine if I’m paying the correct amount in taxes and that if I ignore this it seems suspicious. The questions are fairly involved (were the buyer & seller connected by a business/personal relationship, were there unusual circumstances surrounding the sale, did the transaction involve anyone providing assistance to the seller/agent/other etc. 1.) Should I respond and if so, why? 2.) How will responding or not responding impact my property taxes? 3.) if I should respond, how much detail should I go into?

I bought a pre-foreclosure where the previous owner smoked inside for a decade 🤮.

Is using TSP under shellac necessary to kill the smell? Or is it redundant & the shellac should sufficiently seal in the tar/tobacco smell?

Has anyone used OdoBan? I bought some and am mopping the walls with this. By the 4th time, the mop water isn’t brown so it seems to be working but there’s got to be a more efficient way than mopping the same wall 4 times.

Is it best to wash the walls with a deodorant/sanitizer prior to sealing them? Or can I skip step 3 because it’s redundant if I’m sealing with B-I-N?

Am I missing any steps/how can I remove tobacco damage from hardwood floors?

Steps I’m taking:

1. Run ozonator at night

2. Keep all windows open when ozonator isn’t running

3. Mop walls with OdoBan (the deodorizer foam turns brown from the tobacco tar, so nasty). Idk if I’m doing this step right?

4. Sheetrock 45/ sandpaper walls

5. Seal walls with B-I-N

Even WITH a respirator my lungs are not happy campers. I feel like they could be getting damaged, is this normal? Home Depot only had M/L size respirators and I’m wondering if it’s not fitting me properly because I’m a size S.

P.S: I plan on removing the popcorn ceiling as well which should help remove some of the smell (but I'm working by myself and I'm not as fast as I'd like to be yet). I read even with a shellac sealant sometimes tobacco resurfaces and I should use TSP, but would OdoBan work in place of TSP?

I’ve mopped the walls of the main room with OdoBan & will continue to do so, but if this step is redundant I’d like to skip it because even WITH a respirator my lungs are not happy campers. They’re definitely getting damaged.

Does anyone have any experience with TurnkeyVR? I’m seeing a lot of answers for other companies, not the company asked in the question. While useful, is it just because no one has had experience with them? Or is the general consensus “they’re all close enough”?
