I think all the options you laid out are fine. I'd pick the one that meets your lifestyle best. Maybe get one in a fun location and go for the Short term Rental and have a place to vacation to for cheap.

But if you really wanted the "best" option, the Robert Kiyosaki's and Grant Cardone's of the world would say you should leverage your money out. You can get 1 property with 130k down, or you could get 13 properties with $10K down payments. Or half that with 20k down, or whatever price gets you the type of properties you would like to invest in.

But if you're not ready to go big like that, Just pick one of your options that fit's your lifestyle the best. A Short term rental. Maybe a TERRIBLE house in a WONDERFUL neighbor hood if you ever wanted to try out the flip thing.

You should go to air bnb, look at the properties doing well in Sacramento, and figure out what it is that brings them business. Sacramento may not be the bigger cities, but it is the capital, with the capital building, and a TON of tourism. Plus the brand new golden 1 Arena that brings in concerts all year long.

Traditionally, we're told we shouldn't be applying for loans within 6 months of each other.

I'm curious how long new investors are stuck in that phase, and what changes happen to one's credit, finances, and investment strategies along the way that gets one pass these traditional borrowing rules?

@Dan Hertler the podcast shows repeatedly talk about fixing those kinds of things from the beginning, otherwise something will always be breaking down and a 5k HVAC sets your cash flow back for a long time.
