For the out-of-state flippers, how do you manage and monitor your rehab work from long distance without traveling to the site on a regular basis? I have read about utilizing regular Facetime sessions with contractors and hiring project overseers to periodically visit the site and ensure the work is being done. Contractors... please chime in and leave your preference on the best way for investors to communicate with you.

When entering a new market, what is your most reliable technique when reaching out to work with new realtors and why? I have been using Zillow's Find an Agent tool and the basic Google search but only about 40% of those who I contact will respond back. I am curious to how other investors find reliable realtors to work with.

Follow up question. I am interested in purchasing distressed and REO properties that would be ideal to rehab and flip. Does anybody have any recommendations for realtors in the Albuquerque area who specialize in working with flip investors? I have used Zilllow's Agent Finder tool, however, any referrals from other investors would be great.
