Looking to connect w agents who have established a successful real estate broker partnership. I’m talking 50/50. Not wanting to hear from agents who work for someone else - example: you are Chris Jones but you work for the successful Smith Realty Group.      My friend/colleague and I are going in together and looking for advice. Can I get advice on what the estimated cost to replace 5 faulty GFCI outlets would be (by a licensed electrician).  I'm outside Chicago.  Researching for a client to make sure she doesn't get taken advantage of.  thanks in advance.  

@Mitch Messer, thanks for the reminder. Makes perfect sense. I kept the addendum I used and just added a couple sentences that made tenant comfortable while still protecting me.

I need to add an addendum to my tenant's lease agreement stating she has permission to move her two adult children in.  This is a temporary situation since they are between rentals themselves.  (I am fine with it and have screened them.)  But she doesn't want them officially added to her lease (i use ezLanlordForms.com).  What sort of document do i use or create stating they are temporary guests and that all responsibility remains with my tenant for payment and any damages?  Thanks in advance.

Unfortunately we just found out about the late cancellation since and are sitting at the restaurant. We’re in from out of state looking at properties so we will not be attending next week as a result.

Okay disregard. I did some quick research and discovered there are definitions and I determine the class based on that. I won’t actually find a class listed for a specific address.

i did some research since yesterday and learned in IL there is no limit on amount of deposit one can require. Also read our contracts and we didn’t add last month. We just required a deposit of double the rent. I added this question to a landlord Facebook group I’m a part of and it’s generated a lot of different practices and opinions. After reading everyone’s responses, I’ve determined that I can’t negotiate with someone who can’t pay a deposit equal to 1 months rent to hold the property. Thanks all!
