Hello to all. I am a new agent, having just received my license in the mail. Now it is time for me to join a brokerage. I'm looking for a firm that I can do both Commercial and Residential, and be somewhat flexible with my schedule. I'm also looking to receive the best training possible. Any suggestions / recommendations?

I found an out of state multi unit (8 units) for sale in the range of 300,000 dollars.

 Its a great deal, but I'm wondering why the price is so cheap. Is this a red flag?

What should I do if a property looks too good to be true? What questions should I be asking the sellers? Any help is greatly appreciated. 

Hello to all. I'm new in this game and I'm looking to purchase my 1st multiunit. I'm curious, what Cap Rate should I target for perspective units? And what type of things should I be on the lookout for as potential deal breakers?

Hello to all, I am a brand new real estate agent who is looking to flip houses. I know I must work under a broker to sell for clients and earn commissions, but what if I am selling my OWN house or property on the market? I can legally represent myself in transactions without the need for a broker, correct?

I am a newer investor, and have located a property I would like to purchase. The starting bid is reasonable, however the listing states there is approx $49,000 in debt (Unpaid Balance and fees). If I win the bid for the house, am I responsible to pay that $49,000 in debt on top of my bid price?
