Solid input. Taking this into account moving forward and I do agree with the connecting in person being more beneficial!

Also thank you @Jim Cummings for the info on NODs. Still familiarizing myself with that data here in the Bay Area but good to know it is a viable strategy.

Inspirational, man! Couple of best friends out in UCSD and got family in union city (solid homes out there). But on a more related note I'm looking forward to my first house hack as well, nice to see posts like these to keep the energy up!

@Jason Pinkerton -- Solid information. In the beginning stages of my first marketing campaign and I do plan on utilizing REIBB in the near future as it was recommended by a colleague. I also have heard of Podio, but will continue to do a bit more research to see what best fits my needs at the moment. Appreciate your input on this post thus far!

Good day Annchen! I acknowledge this post is over a year old, but I do have access to the same software as well after having attended a few seminars by the same company. I have analyzed a few deals with the NOD's (as I'm still in the learning stages) but haven't yet began marketing to these types of sellers. I'm wondering if you've had any luck with this strategy? Hope the new year has been well and fruitful otherwise!

Loving the energy with this post and the responses--BP is certainly radiating community and we're all here to support from a distance!

The end of 2019 for me was being a complete sponge, laying down the foundations of financial freedom for myself and having clarity of what my goals are for the next year (and beyond). As January rolls in, I can truthfully admit I've gotten into the phenomenal habit of S.A.V.E.R.S. every morning (thank you Hal Elrod for introducing The Miracle Morning). It has genuinely helped with the laser focus on my real estate journey.

In 2020 I will continue to network in my area as a newer investor, gladly continuing being a sponge but being more proactive in acquisitions and getting into the habit of analyzing deals (hypothetical BRRRR, rental, and wholesale).

I also plan on taking my real estate license exam at the end of this year as I'm enrolled in my final RE courses, taking advantage of professors' experience in the industry and learning the market through various lenses.

All in all it does seem like a promising year! Happy to see everyone's goals, whether it be from newer investors like myself, or seasoned individuals who've been in the game for decades. Definitely inspired.

I would definitely buy it assuming condition & comps check out.  Ask her if it is advantageous (for tax reasons) for her to accept payments over several years. If she sells her investment property she would be liable for all her gains at once. Owner financing will allow her to spread her tax liability over the life of the loan.

If the property is in good shape and the comps support what you are talking about then i would immediately "edit' your last name on your profile and start looking at how to get the place sooner rather than later. If she starts doing a little investigating and figures out she can sell it for $1.4 Million and happens to see you on social media talking about this she may change her mind :-)

Appreciate the precaution and reply--she's quite close to a family friend and we have a pretty good relationship with her. The house is in good shape, and more accurately a few houses have sold for $1M-$1.3M within the past two months. Will absolutely find a way to capitalize on this

Good day BP community and happy 2020!

As my first post to ring in the new year, I want to share my current situation in hopes to see a potential investment opportunity for the future. 

My family and I have rented our home in the Bay Area (peninsula) for about 15 years now--a 3 BD 2 BR single family residence. Just a few years ago, the owner had unfortunately lost her husband, and he generally was the one to deal with the property (occasionally visiting the home, fixtures and repairs, etc.). She recently extended the opportunity for us to purchase the home at a discount, which may be ~$700K. After looking at recent sales in our neighborhood, homes have sold from $1M-$1.5M. 

I am fairly new to the real estate venture and am excited to pursue it. I do acknowledge my market is expensive but learning the industry and markets will never stop--it intrigues me. Ultimately though, I feel that there is opportunity in this situation and am looking for input/different options I could go for. Does BRRRR apply here?
I do have within the next two years for a definite decision--hopefully between then I already have done a deal aside from this one, but I think it would be a good learning experience (if it is one) to pursue it.
