Just curious if anyone has ever used the NACA program to purchase a RE property? if so would you recommend it? experience going through the program and home buying process do you bring forth a property you were interested in buying or do they provide the person a list of homes they could potentially buy?

Hello BP community just a quick question reading reading David green BRRRR book and came across a part in the book where he stated that using comps in the area to determine the ARV for multifamily properties was not a correct way to do it because multi-families are based on the income brought in so instead investor look at the cap rate. But I thought the cap rate was used only on large commercial properties only to determine the performance,

so my question is can you apply the ARV strategy for small distressed 2-4 unit multi families as you would for SFH's?

Goal: $30k

Still in college graduating in December already have a full time offer starting salary better than average upward of 75k but goal is to work with my step father who is a contractor and focus on MF homes!

Hello BP community was hoping on receiving some advice on moving forward towards becoming a RE investor I am currently set to graduate this upcoming December. I read countless books and attended seminars to build knowledge to prepare for the moment but reading can only do so much for me. I have a job offer in the tech field offering upward around 75k in Chicago IL. And I wanted to know what should I do moving forward such as getting started?

I choose to stay home to pay off my student loans and aggressively pay off my student loans and cutting back on expenses.

Hello my aunt unfortunately passed and she left me her condo and I wanted to evict her husband for multiple reasons one being he thinks he is going to stay there and not pay the bills and me basically take care of him, so I wanted to know is there any issues or problems with evicting someone during the winter or any other legal Issues I may encounter during the eviction process? From Chicago,IL
