Hi Ryan, 

cash on cash return is 9.3%, so it's not impressive, but I also target for an appreciation since Colorado keeps growing.

Investment Info:

Single-family residence buy & hold investment in Aurora.

Single-family residence: a 3 beds/3 baths townhouse in a nice area in Aurora, CO 80115.

What made you interested in investing in this type of deal?

1. Was eager to start with RE
2. The property was listed for over 2,5 months, so I was able to buy it 7% below market value
3. Property is in good shape (no repair cost) and good location, so it was easy to rent it out

How did you finance this deal?

30 years fixed mortgage

What was the outcome?

Rented out the property quickly, signed 3 years lease with tenants.
