One more thing that may help.....As for your property management.  Make "THE LIST" of contacts.  Be sure they will respond if an emergency. Keep the numbers in your wallet. 

Lawn Company, Plumber, Electrician, Gas Company, Water Company, Pest Control, Animal Control, Police, Lawyer and YOUR REALTOR !!!  You get the idea.  You can certainly manage yourself. :)

I see your also trying to find a good Realtor to work with.  I am a Broker in NJ.  A bit far for you but I can help with the advise in how to find one.  So locate an agency that is reputable first and foremost.  Also an agency that is BUSY.  Then go into the agency and ask for the manager.  Tell that manager what you are looking for and ask her to give you 3-5 agents names that match your criteria.  Then meet with each one in the office and find the one just right for you.  I would be honored to have someone interview me as their personal Realtor.

Be prepared with the criteria you need.  How many houses did they sell this year. How fast did they sell them.  How do they find homes for their clients.  Can you be emailed lists of all new homes to market daily. etc.  

The Realtor will be your best advocate.  Treat them well like your best customer. The rewards will be great !!  Best of luck !

@ Steve...Thanks for the mixer idea.  I will go.  I'll do anything at this point.  Just found another deal. Estate sale  for 425K.  A bit high but would offer 385K to start.  Needs new kitchen, and 3 new baths.  Paint, all hardwood floors.  Within a the immediate area, just solds are 645K, 699K, both just rennovated.  I see huge profit and my mouth is watering!!! So this is what I mean...no money, no buyers.  I would do a partnership in a heartbeat.  Totally open that idea.   Know anyone I could meet with?

Hi Lafi,

Thanks for responding.  I can certainly find homes to rehab and want to do this if I can find ways to finance.  Wholesaling is an option, not one that excites me like the potential to rehab, but I also don't have buyers to wholesale too.

Hi, I'm Julie from Northern New Jersey. I am a Real Estate Passionato !! I have been a Broker now for the past 7 years and I have done my due diligence over the last 2 years to learn all I can about REI including reading many books, attending REI meetings and countless seminars/mixers. I am so ready to pull the trigger but am so intimidated by the cost of housing in my area of Bergen county. Obviously financing is an issue when the average house selling price is $480,000. Are there people I can learn from in my neck of the woods that may have ideas I haven't thought of in financing and getting started. I am willing to entertain all and any idea's. I am new at investing so I have much to still learn. I will gladly pay back to the BP community as I learn my new profession step by step I will share.
