 Which specific market are you trying to buy in? Also is this for a flip or rental investment?

 Greg, this is for the West Hollywood, Hollywood Hills and Beverly-Fairfax market. I'm also looking for both flip and rental investment depending on the property.

Thanks for the advice guys. Really appreciate it and will start looking into your suggestions. I'm curious as to how I would go about finding real estate investor clubs to attend. As for contacting the owners of a property directly any suggestions with the best way to do this? Mailers or cold call? 

Also, I'm looking for properties in the West Hollywood, Beverly-Fairfax, and Hollywood Hills area although I'm open to location. I'm trying to find these direct buys because this is a very popular market. Low price points are important. I'm looking for a property in a good area for a good price. I think for this particular property I'm looking to fix and appreciate the value of the property and  then rent out. So, it's a buy and a hold.

I found a property that might be a foreclosure in a great area. Any suggestions on how I could find out if it is or about specific foreclosures? How I would find out who has ownership of the property? Or how I could go about making an offer on it?

Hey guys,

I found a great property in a great location that I've decided to pursue buying. The auction is this Sunday, August 16. The auction requires a 10% deposit required on the day of the auction. I have financing for the cost of the home and rehab but require the 10% liquidity on auction day as the financing for the home would come in one large payment with a winning bid. Essentially, I'm trying to raise the 10% deposit about 75K on a short term basis around 5 to 6 weeks while the home is rehabbed. Any funding would obviously only be utilized with a winning bid. Any thoughts on how I could raise the funds or can think of anyone that would be interested? 

Thanks for your response Rick. I found the house, conducted all research, obtained property assessment and valuation for both current condition and post rehab, secured financing and a contractor. I'm just looking for liquidity for the day of the auction this Sunday, August 16 for the 10% deposit which is necessary to bid and due on that date and would be fully reimbursed once the payment is funded which should be within one week and would only be utilized with a winning bid. I've capped the auction amount at $750K for myself so funds needed for the auction would be a max of $75K. Obviously, unless there is a winning bid all money would be returned in full. Essentially, I'm looking for a very short term loan to be reimbursed in full when the house is funded in one payment which again is within a week with a winning bid. I'd be happy to provide any additional info or proof of funds. Thoughts? Thanks again for the response.

Thanks for the suggestion guys. I secured financing up to a certain amount along with my own funds to cover the cost of the home and any additional expenses. All of those ideas are great but with the financing I already have in place and with the auction deposit amount in addition to that not sure that would cover it the day of the auction. The additional funds are only necessary to cover the deposit the day of the auction. Essentially the deposit amount would be reimbursed with a winning bid and is only necessary to place a bid and cover the deposit the day of the auction. So, it would essentially be repaid as soon as payment for the home is made usually within 3 days. Any thoughts on how/where to find a money partner. I appreciate any help.

I have found out however that the auction company requires a cashier's check in the amount of $25,000 plus a personal check for the difference to equal 10% of the winning bid on the day of the auction. I have financing for the property in place but need money to put down that day. The valuation on the property is almost double the current assessed value. It's a great property in a great location so I really want to make sure I get it. Any ideas on how I could raise the funds on such short notice? Any help is appreciated.
