Are you saying the borrower should be issuing the lender a 1099INT if the lender is a private non corporation?

I'm in too. I just moved here about 6 months ago from Seattle where they have a bunch of Meetup's. it would be great to get involved in some down here. 

@Lance Luvaul since you are borrowing from your dad I would suggest you give him either what @Chris Mason suggested or 50% of the profits, whichever is higher. You want to keep your lender happy, especially if he is your dad. 

For the last couple of weeks I haven't been able to clear my keyword alerts that have been read. I am now up to almost 1000 keyword alerts. Please stop the insanity!! I have almost 50 pages of keyword alerts that won't go away even though most of them are under intensified. This all happened when they changed from "clear" to "mark as read"

@Jeremy Michiels My first question would be, why does he need your money? Has he gone way over budget on what he had originally predicted? That's a potential red flag but assuming he has a valid reason then not a big deal.

What is meant by minimum 10% guaranteed return?

Does that mean regardless of how long the project takes you will get a minimum of 10% return on your cash i.e. $2500? but if it takes more than 9.23 months you will get 13% annualized?

@Shawn F. I invested with RCM at the beginning of the year so it is still too early to tell how the fund is going to perform. I get regular updates from them and it sounds like most of the Capital that was raised has been deployed. I've known Bob and Kevin for a couple of years and have done deals with both of them outside of the fund. I can tell you that both of them are stand up guys. All dealings with them were completely transparent and communication was excellent. The fund is too new to say whether it will perform as suggested but I would highly recommend working with these guys. No red flags.

@Roquiah F. and @Kyle Kreider you guys ever find any properties to flip in Savannah? I'm pretty new to the area, just moved here about 5 months ago and have worked with a couple of people doing flips in the area. I provided the funding and they are doing the work. So far so good, looks like both properties will be ready to list in a couple of weeks. I'm always looking for more opportunities and always looking to network. Let me know if either of you guys are interested.
