You can install a $5 door hing that is essentially a spring in place of one of the 3 pins that will close the door. We do this so doors aren’t left open for wildlife. Simple and cheap.

Hi and welcome! Too many moving parts for my taste. Significant repairs-sewer reconnect, possibly unpermitted dwelling, add ADU in what I'm assuming is a VHCOLA area? If $500,000 is the extent of your nest egg I personally would aim more modestly to start and find a nice duplex that is in decent shape.

Living frugally has benefits and if done correctly there will come a point you no longer need to be that frugal. I'm older and lived with roommates early on but they were roommates not rando strangers I didn't know. Hats off to you and the landlords who do the rent a room thing but for sure don't feel guilty if you have grown out of that gig.

Hi and welcome! 

I agree but we have to remember this is BP and the reason most come here is to learn how to live off of rental cash flow and quit their jobs.. its the dream of many.  So while this title of post is somewhat click bait to me.. reality though is as you mention I dont know how anyone is going to live off of 10k a month with a spouse and 5 kids more than just a small slice of time. 
I mean your not going to pay for any collage for sure. And being self employed geesh insurance for the whole family has to be a pretty good amount. Food clothing etc.. No to mention having fun other than going to play at a park that is free.
You mention Shooting I do that with one of my kids we go at least 3 sat a month and that cost me 750.00 a month just for ammo.. forget the 10k or so I spend on the guns we like to shoot and the Clay thrower with the Wobbler attachment LOL.   My Banker and I are going fishing on a private ranch here in a few hours.. thats 3600.00 for 3 days fully guided all meals and lodging so even splitting it 1800.00 each.. and this is just one activity in a lifetime of activities..

To me though to be Truly retired and free you need enough CASH in either CD's or T bills that will throw off enough monthy return minus income taxs  or double tax free munis.. Plus SSI payment.. AND ZERO debt on anything and always pay cash.. once there then I think you are truly free with zero risk.
This is helpful information. I didn't realize the main goal on BP was to FIRE. The FI part might need some tweaking...

I'm guessing this is geographic specific because I can't imagine anyone in the nicer neighborhoods in my area wanting one of these on their property. 

One of the many benefits of knowing the area you are investing in. Neighborhood and school district for the win.
