Hey everyone! Help me out with some numbers please!

Question: I have this property I just looked at that sold for $68k in 2005, walked it with a contractor and it’s in BAD shape..house is rotting, some roofing issues etc. contractor said she doesn’t see it selling for over $60k, recommends to knock it down.

Comps in the area have it $98k-115k, and Zillow has its “zestimate” at $97k. Should I still get it under contract to assign even tho the contractor thinks it wouldn’t sell for over $60k or should I send out an offer anyway?

The owner refinanced and still has about $59k left on it (I have no clue why).

Hey guys! How does everyone ballpark rehab cost?

I’ve heard one guy say $25 per square foot of the property.

I’m extremely new to the process and want to hear what some of you who’ve had success do!

(First walk of a home in 3 days, wish me luck!)
