I hope you do not mind me posting here. I own a cleaning company and was going to offer insite. 

The worse thing a property owner can have happen is have the electricity and water turned off. The heat, the cold, and the humidy can cause costly problems to a home. 

As others said, bag it and toss out the night before trash collection. It is also a great idea to have the electric and water roll over to your name when the tenant has it turned off. 

As for the fridge, be sure to pull it out and clean the mess under it. Hopefully the water did not ruin your floor or baseboards. The stagnant water could be a breeding ground for mosquitoes and fly larve (aka maggots)

Also, the waterline, tray, and other internal parts may have mold and mildew grow, which will leave a dank smell. 

The smell in the fridge could be hard to get rid of. The best thing to do is clean it with bleach or a cleaner with bleach as suggested. 

It will need to be broken down to get in all the nooks and crannies where things like to spore and grow. Then thoroughly dry it out and reassemble it. 

After it is clean, keep it unplugged, leave the doors open, lighlty spray it with something like pinsol (nothing to puddle, more like a light mist), and let it air out for a day or two. 

That should help with the stench. 

Once you plug it back in, put a couple of boxes of baking soda in each side.

Other places to check are air ducts, laundry room, and other places that are usually moist.  Mold and mildew may have started to grow in those areas, which can end up very bad if it gets inside wood or plaster. 

I hope any of my suggestions help.

 Hi I hope you do not mind me providing my insiye on this question because I own a cleaning company. 
I do believe cost is a factor. Like most trades, you get what you pay for. However, some people think that it is "just cleaning,, I say this because I have had people tell me that as if we were bottom of the barrel and my services are not worth anything. 
I do understand that most people do not think that way, But as I said, I have had people make remarks like that to me 
Like any trade, to do it properly and thiroughly, you have to have the right tools and cleaning products, and you have to have knowleedge, so not to ruin the materials used for tubs, etc. It is not cheap to purchase quality cleaning products  
In addition, to properly clean, it takes time and alot of elbow greass. Just like everyone else in the world, I exchange my time, work ethic, and knowledge for money. 

Some people think that they can just buy a mop and bucket and then they call themselves cleaners because they think it is easy to do.  These fly-by-night people charge low, thinking it is easy work and does not take any time. They produce low quality. 

This is the equivalent of me buying a tape measure and hammer and calling myself a contractor, and then charging ourlandishly low prices to build stuff. Imagine someone who has never built anything go and try to bulild deck or something. 

Then there are the cleaners that quote to low to win a bid. They might start off great, but their quality diminishes over time because to maintain high quality it takes time. They end up providing lower quality results to maintain their profits. 

If you want someone who is reliable and produces consistent results that you can count on, then yes, those cleaners should be paid what they are worth. In the long run, you end up saving money. 

You might think you are savingc money going cheap. However, you might as well throw your money out the window if you are paying for promised service but are getting cheap results.  Especially if you end up calling in someone like me to redo the property. 

If you are paying for chopped steak, you should not expect filet mignon. 

That is just some insight for someone who does provide the service. Anything, from doctors to lawyers, from poorly taken care of apartments to mansions, quality costs more money. As it should. 

I do think it is important to note here that I offer specialuzed service that prepares properties for the next owners/tenants, post-construction, showings, etc. I do not offer quick cleans or reoccuring services, so my perspective is from providing high quality tesults.

Hello 

My name is Judy Martinez. I have been interested and trying to learn investing for about a year now. 

I own a small cleaning company that specializes in specific services that prepares properties to rent or to sell, which is how I was introduced to teal estate. 

I found Bigger Pockets through FB. I joined to learn more through reading the  discussion boards and by offering my services to people in the DFW area. 

I know cleaning a property is just a small part of the whole process. However, it is a part of the process.  

What better way to learn and grow than by providing my clients with consistent high quality results that they can depend on to develop working relationships?

And when you know nothing what better way to learn than from the ground up?
