Post: Wholesalers in Florida?

How or where can I find wholesalers in Florida? I am an investor and want to purchase contracts from wholesalers (which one would think would be easy), but anytime I Google it, I just get websites trying to teach me how to be a wholesaler, which isn’t helpful. I suspect there has to be somewhere investors can easily connect with existing wholesalers, so any insight or guidance on this would be great even if it’s a trivial answer.

Can you find duplexes and triplexes in the midwest that will cash flow the day after you close?  Yes.  Are there duplexes and triplexes in the midwest that look great on paper, but that need tens of thousands of dollars in capex that is not obvious from a quick visual inspection, that will kill a decade of cash flow if not bought correctly?  Also yes.  

So, I always recommend that investors choose a place they can be successful, rather than a random market thousands of miles away that they picked based on some formula. South Florida seems like a perfectly good place to me, and if you have to go an hour or two away from where you live, do that.  Or pick a place that you have family in, or visit often, or went to college in, or whatever - some place where you have an advantage.

@Nicholas L. I appreciate your input and thank you so much for giving it, as I'm just starting off and there is definitely a learning curve/so much to learn. The multi family property prices in South Florida do not make me think that they would cash flow well, so I will try looking a few hours away and see what comes up.

Check out the greater Reno, NV area. There is positive job growth from the tech industry, manufacturing jobs from Tesla, geographically restricted building, no income tax, low property taxes, close to CA, mild weather, and landlord friendly. We find multi family deals for our clients that are cash flowing in the first year. It's often overlooked because of the median price of SFH. We are seeing some of the best deals in years. Hello everyone,

I'm Judy Mueller, a real estate enthusiast from South Florida. As I dive into my investment journey, I find myself eager to explore markets outside the commonly discussed realms and would like to completely avoid California and New York. I'm particularly interested in duplexes or triplexes that might be able to offer positive cash flow within the first year.

I've spent countless hours researching cities, examining listings, and analyzing population growth trends, but I'm sure there are hidden gems (cities) I've yet to discover. So, I'm turning to this knowledgeable community for your invaluable insights. Have any of you had success with investments in under-the-radar cities? What unique factors should I consider? Your guidance could significantly streamline my research process and help me make more informed decisions.
