Josh, I will contact a lawyer, thanks. I have checked local laws. In PA its the Landlord Tenant Act, and it does not mention partial payments at all. I can't watch cases in court as I live in California, work fulltime and the property is in PA.

Tommi, no, the partial payment is not part of the court docs.

I've looked all over the PA regulations, but can't find this. In Pittsburgh/PA, if the landlord accepts a partial payment of the back rent that is due during an eviction, does that invalidate the eviction judgement? We have the order of possession and they are being evicted for nonpayment of rent. The statutes address when ALL of the back rent and fees are paid.

Do property managers typically

-send a team of people out to go over a house that is new to them? Or have a handyman or plumber sent over for each issue? 

-send itemized bills for what each worker did? or just one fee for total labor for the team and one fee for total materials? 

-give you the receipts for what they bought? Do you need this for tax purposes?

-ask you before they incur charges over a certain amount?

I asked for a few things to be fixed, they sent out a team of people, including a plumber, found and fixed some things other than what I asked for, and I now have a bill for over $700.

I need a property manager for a single family house in Pittsburgh,  Tenants are slow paying, and I'm in another state.

I invest in the South Hills area, which is where I grew up and where I have family who invest as well. I buy and hold sub 50K houses.

I'm also in California and investing in my hometown, Pittsburgh. Welcome and good luck. If you are in the Santa Cruz area, let me know. We can commiserate about investing.

Join the Pittsburgh Real Estate Investment Associations (REIA's). See if they have a meeting when you are out there, or arrange to go out when they have a meeting. You can ask other investors who they use for property management, handyman, etc.

I have family who do all of the things that you need, so I can't give references for that. If you need an electrician or a roofer, though, I know good ones. :-)

Thanks, everyone for your advice. My deal is stalled/dead, however. Owner reluctantly agreed to fix 2K worth of repairs by a certain date (in contract), but then he did not. He discovered more repairs that legally have to be done before sale and now is asking for more money from me. I don't believe that this will close without more time and money than I'm willing to invest in it.

@Steve Vaughan it's residential, a 3 unit. I didn't know that the insurer might have a question if it's in a LLC - thanks for that info. I will ask them about it.
