As investors we look at quite a few metrics, and your choices depend on your lifestyle and your goals. From GRM, COC return, cash buy vs loan, ARV, etc, to rules such as the 1%.

What is the max you would pay for a property where rents are $5,000 total, assume a 4-Unit and assume tenants pay utilities, renovated turn key. All like-units. —

I’m skipping details to see what questions arise.

And why? What metrics are you focused on?

Most investors will ask you it narrows down to time.  Do you have the time to be a hands on investor? Do you want the learning experience? - - Or do you simply want to park your money somewhere with less returns, but less risk (still a risk)?

The better question is, why doesn't a season investor invest in REITS, or why do they.  Then you can weigh the pros and cons

The reason I don't do REITS is because I strongly believe that you cannot put a price on experience.  The ups and downs of hands on investing is very valuable.  I think I may do REITS in the future so I know what I am putting my money in, but for now I absolutely love learning this business.
