Where did you purchase the Airbnb?

I did YouTube university. :) I live in Las Vegas. I was actually looking at Big Bear but the prices started sky rocketing in the fall of 2020. I spoke with a realtor there. She said normally there are a 250 cabins for sale at any given time but at that time there were only 60-70 and 12 of those were in the millions. 

I offered him 500K and he wasn't having it. If I bought it for 500K and did a double closeting on it. Plus rehab I would be in 520-525k and then I could sell on the MLS for 650K. Deduct 39K for closing fees and total profit would be 86k. Am I doing this right? Couldn't I offer 575K and just net 36k when the seller is not as motived? Thanks for the input Brandon!

Ok so I am talking with an Executor of his parents home. Comps has it at 649K. Home is was built in 2001. It is outdated but totally livable. If I wanted to turn around and sell it retail/mls what price should I be offering? Thanks for the help! 

I’m trying to post a property for sale in Las Vegas NV and when I try posting it says “you must be logged in”. Of course I’m logged in! Do I have to pay the $39 a month plan?
