Hi @Matt Powell. I believe you're looking at it wrong. He forced appreciation to $141,000 but only has $102,500 into it. The bank will refinance 80% of the appraised value meaning he'd be able to get his money back and repeat.

Thanks @Alex Saleeby for the advise. An issue I've seen so far is that most places prefer only full time agents. I'm looking to gain access to the mls while keeping my 9-5.

Hi BP, I've recently taken and passed the Texas salesperson's exam and am now in the hunt for a broker to work under. I'm in the NW Houston area would prefer a place that would allow me to work part time so that I could keep my W2 for obtaining mortgages for investment properties. Any help would be greatly appreciated. Thanks.
