I use and love Cozy. You can add one time charges (I use this function for utilities). Sends reminders to tenants. It's free. The UI is intuitive.

Hello BP! I'm planning on a big move to full time REI! I have a small team built but I wanted to know who you prefer for the following (in the Bloomington/Normal area of Illinois or nationwide for some categories):

Mortgage Broker/Loan Officer/Hard Money Lender-I've been using a local bank, Busey, but I'm looking for other options either local nationwide for HELOC or traditional loans as well as hard money lenders

Real Estate Attorney - In my area I recommend John Pratt

Escrow Officer or Title Rep -

Insurance Agent - Country Financial has very competitive rates for non-owner occupied dwellings

Contractor

Realtor

Great Handyman

@Evan Wiesner, fortunately the home was already acquired. I'm looking for a remodel/rehab checklist. This looks like a start. Thanks!

I know every home and project is different but as I begin my first flip I wonder if there is anyone out there that can share a checklist to flip? I appreciate your valuable input.
