There are a ton of programs out there for renovation, rehab, or straight FHA loans. There actually some down payment assistance programs as well. not sure how realistic it might be in your situation but there are options out there.

There are down payment assistant grants available. You may want to research these and see if you qualify for any. There are also wholesale banks offering 1% down. It really all depends on what you qualify for. But there are definitely ways, best of luck !

Absolutley any time. As you said I am just throwing things out there, I am a mortgage broker myself and I know it's always best to know all your options however, it very well may be that. HELOC is your best option. Where do you plan on buying ? Have you spotted anything good yet? I am looking to purchase something myself. Considering maybe a rental.

I am a mortgage originator in Queens New York. I am usually able to obtain commercial mortgages, residential pretty much anything. I even get no-income-verification loans and Loans for foreign nationals, cash flow programs, etc. I pride myself in being able to have as many solutions for my clients investors or regular borrowers. However I am stumped here as I can not find a client this commercial mortgage. I can't disclose specifics unless I get his permission but I can tell you a general idea of the situation. I have a client that wants to start up a discount store. he currently works as a buyer for a a major wholesaler/distributor of 99cent stores and has extensive experience in this business. He has now decided he wants to open his own 99 cent store but he wants to buy the property. Unfortunately I can not find a lender that will give him a loan based off of his income and credit and using the property as collateral. I will get more info from him as request by a lender. The property is in Long Island New York around $270k. Him and His wife show around $88k and $99k combined income for the years 2014 and 2015 respectively. Their credit scores are close to 800 and they have a 25% Down Payment. Is there anyone that knows a lender willing to lend based on this situation. I know an SBA loan is a possibility but those take months and I don't think the property will be vacant for that long.

Hey let me start off by saying that I am not an attorney this is not legal advice and if you seek advice you should speak to a licensed legal professional. HOWEVER, I'm with the guy before me, without giving my opinion on the situation; the fact is that until she actually sues I wouldn't worry about it. There's a big difference between threatening to sue and actually litigating a suit. To start its expensive. What I personally would do is start to document all communications with these people. Either I would record them (I would tell them they are being recorded) or only speak to them via text email or letters. To make sure they never lie about anything. I also would document my efforts in resolving the situation both with speaking to my tenant and the complainer as well. All just IMO
