Purchase price: $130,000

Great SFR property in Detroit ! As a foreign so excited to start the real estate journey at US. Looking forward to continue investing and helping people from Latam to break paradigms an realized that invest in US is possible (an simple) including leverage from lenders.

How did you find this deal and how did you negotiate it?

I’m so thankful with @biggerpockets because I found this property with the tool here in the BP web page !

How did you finance this deal?

I use a DSCR Loan for foreign.

What was the outcome?

Great investment deal with a Section 8 tenant

Lessons learned? Challenges?

Invest in real estate in US is possible for people from Latin America including leverage from lenders.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I worked with the fantastic support from Darren Foy and his wife to find the deal and Kris Natshke as a broker to get the DSCR loan.

No matter i decided to own or arbitrage my idea is to find a deal near cleveland clinic main campus and offer to MTR for nurses and STR to patient families.

any recommendation for a real estate agent friendly with foreing investors? 

Hi everyone, I’m thinking about starting on short term rentals arbitrage with my first unit in Cleveland just to go deeper in this  business, and on the other hand, because I check in the news that Cleveland would be one of the best markets for Airbnb this year, 2023.

Any of you have had experience in that business and market? Is better arbitrage or by an STR?

^^ I completely agree with this statement. Your agent should and lender should give you that information but don’t skimp out. My wife and I just recently had to file a claim for a flooded kitchen on our duplex and we ended up get everything fix and mitigated and we’re able to pocket money. Don’t go cheap because it can save your butt in the end if something goes wrong.

Hi All,

I'm closing my very first SFR in Detroit now I need to buy the insurance policy for a 5/2 house. Company sent me quotation per $130/Month but I understand for some investor it could be around $70 . So what are the MINIMUM requirements for an insurance policy for a rental house? Please some advice I appreciate.

Steven! Thanks for your advice, check this company at Miami, they offer for foreigns the full outsourcing of the process so they look for the property, rehab, rent and once finished property management, so sounds great.

As an expert, could you please look at the home page and give some comments,  from my perspective it makes sense to work this kind of proposal.... (the problem is I´m a begginer)

I´m starting with investments in real Estate in US as a foreign person, so a lot of support is required due to living abroad.

After the researching process, I´ve decided to start with a single family flip in Detroit MI. Now I´m looking for a rehab company with a lot of support and patience to deal with a beginner and additionally outside of US. Any recommendations for this partner company?

I´ve found a lot of single homes at "good" prices but I´m not sure if the rehab company is the first thing i need to do or if I´m missing something important. All advice is welcome.
