Hello! I've come across a few lenders that don't loan under $65K 30 yrs fixed mortgage. Can anyone provide recommendation or point me in the right direction? thanks!

I'm pulling comps on a property that I'm looking to fix/flip. How important is the total value assessed (from official county website) when comp'ing a property? Offer price is $70K. Needs cosmetic and possible kitchen upgrade. Comps based on Zillow and Trulia is ~$100K. Below is what the county is assessing it at ($62,800K):

I've been learning as much as I can (books, podcasts, webinars, joined local chapters, etc.). I'd like to gain some additional insight/experience by volunteering my time and working with anyone in the greater San Diego area. I can run errands for you, make calls, populate documents....whatever! The intent is really getting additional insight from someone who's doing it real time while helping you close the deal!
