same I was a local there, just moved to Cali but planning on buying property there, looking to cash flow as appreciation is pretty stagnant, property taxes are higher than other states around 3-4%, and market is not that great, you have to look into the good areas which only locals know, I know the area pretty well which gives me an edge on how its expanding

sorry for the late response, I moved to LA so not in EP anymore, but plan to move back in a few years or so, let me know if you guys find out any clubs or people that have done this locally in EP

So my question is this, let's say you find a property in preforeclosure, how can you find out how much is owe on the property and I'm assuming you as the buyer have to pay the remaining balance to pay off the loan? If I do wholesale I'm guessing I will need to know how much is owed so I can guestemate a good deal? I'm just lost on this one just starting out and not sure on how or what to purse either in wholesale or just buying in general

Since the public record owner's address is the same as the house address and the mail hasn't been forwarded, it sounds like the owner left with the intention to not be found (or deceased as Daria said.... I've seen that too.).  One of the best ways to find previous owners is by asking the neighbors but, again, since the mail is still in the box, the neighbors might not know anything either.  It's worth a try though.

You could also look in the public records for liens against the property.  If you can track down the lender, you might have some luck getting your foot in the door before they start the foreclosure.  It can take a long time to buy a house like that so be prepared to wait a long time for the process to be finished.

It's tough, I haven't found a deal (been around 1 month in RE), seems to me I have all the knowledge just haven't found "a deal", I've talked to a few owner finance homes, but no motivational seller or good deal
