Hello Everyone!

I’m trying to get together a team to add some more houses to my portfolio.

I initially started with a turn key property in Fayetteville Arkansas a year and a half ago.

No I'm ready to take on another challenge by doing the BRRRR method. I'm planning to buy in cash property under market price.

I’m looking for any recommendations of Real estate agents, contractors and PM in Memphis.

I appreciate any comments or suggestions !

Hello everyone!

I've been living in Memphis for a year and a half now and I'm ready to invest again! (have a rental property in AR)

Does anybody know about any good contractors for a rehab project? 

I've only heard about Heritage Home Builders, but would like to get other options if possible!

Just want to know from experience, how much of a liability is to have a tenant with Pets, specifically two dogs? Is it worth the trouble? Is it actually a bad thing? The house I'm planning to rent has mostly carpet, will it be necessary to change the whole carpet after renting ?

This is great! 

I have a question though, I’ve been reading “ long distance real estate investing” by David Greene. In one of his chapters he says that he likes to pay cash for some of the houses he finds because it allows him to get rid of a lot of competition that will do offers with conventional loans. Also, the seller might give a bellow the market price deal for because is cash. 

Is this one of the few benefits of not doing financing when investing?

Do you think this could potentially outweigh the tax benefits, ROI and so on...

Do you think is a good approach if I’m starting out in real state?

What are some key metrics I should be looking at when trying to find a place to invest out of state?

I'm looking into buying and holding in a San Antonio and Austin but I'm not really sure which metrics will give me a better understanding of the demand in these areas. I know population growth is a big one but I'm not sure what else I should be looking at.
