The 170k compared to the 180k are somewhat similar. Definitely not as renovated as those that sold for more, but with the same sq footage, some renovation could increase the value, the carpets are white and kind of ugly, I’d just try to mimic the renovations of the townhomes that sold for more. Recessed lights, hardwood flooring, white walls ( to look more spacious), landscape the backyard, maybe some fake marble look alike countertops because the ones they have at the moment are ugly.

Thanks for getting back to me on my post. I apologize for not getting back to you sooner. I thought my post got no attention because I wasn’t notified (new to the bigger pockets app). Anyways I apologize for another noob question, but what sort of public records can I sort through to see how properties were purchased? I never thought about that and it sounds like a great idea to see who bought to invest compared to who bought to live in it. To answer your other question the townhouses that sold for 180k+ like you said had photos of the inside, wood flooring up stairs and downstairs, rereleased lighting in the living room/kitchen, newly furnished for sure. The backyards though could use some landscaping other than that they look really good!

Hello guy, noob question here sorry about that.

My name is juan garcia and I’ve been wondering how to determine property value in my area of Lakewood nj, I wanted to know if finding the average sale price of a similar property using comps in the neighborhood a good idea to determine market value. I found 5 comps within the last 6 months that sold for various different prices from 140k to 210k given they have the same sq foot and same rooms & bathrooms 3bedrooms 1 1/2 bathrooms townhouses are the types of properties I’m looking at. I know that the condition and if it’s renovated or not has to do with why some probably sold more than others; but I can’t be for sure as the ones that sold for lower pricing didn’t have any photos from the inside on the listing. The ones that sold for more 180k+ had a ton of photos of the inside and it looked freshly renovated really beautiful in my opinion. So I took the average from these 5 comps and that number is more than how much this property is listed for and the property looks fairly decently renovated as we’ll I think I’d only have to change the carpet to hardwood flooring as it’s white carpet and looks like it’ll get dirty quick. Any advice would be appreciated. It’s listed for 170k. Again sorry for the noob question.
