Those were pretty much my thoughts, but there is a tremendous upside with multiple developments going up in the next year or two all around here. Slowly but surely the gentrification has been moving this direction and everything has doubled or tripled in the past couple years, but I don’t want to get too greedy either.

I did end up speaking to the housing department and they seemed to be all for it given the housing shortage. They did mention that the tenant had to be aware of the shared living situation and had to be stated in the lease agreement, as well as meeting the minimum required living space per person. I’ve dropped the idea for now but would still get legal consultation before moving forward with anything.

Thank you for the input as well! The property is vacant and I was able to get everything cleared up, so now I’m just trying to decide whether I should sell or find a new financial partner. I’d love to keep the property but need to start paying off my loans from friends and family if I want to keep them as friends and family, haha. I think there’s about 250 equity in the property and I owe about 175, but there have recently been several comps that might push me into a larger equity bracket and they just keep going up. Do you think this is something still doable/worthwhile for a financial partner or is it time to sell?

Thanks for the input! I know it’s been a while. I ended up getting everything cleared up and even remodeled the front house, but I’m still stuck paying back a debt. It’s friends and family money so rates and terms aren’t crazy, but they’re not real estate savvy and want to pull out sooner than later.

I was thinking 10-15 depending on the minimum habitable square footage, assuming it doesn’t feel too overcrowded. Any recommendations?
