I am going to start an eviction this Monday, but I have a few questions: 

- I sent the 5-day notice to pay or quit last Monday, but I did not sign it. Can this be an issue?
- I already completed all my forms (eviction petition and military affidavit), should I notarize them before filing?

How can I find where to file the eviction?
What exactly I need to bring/do to file the eviction?

I received a text message this morning from my tenant saying that over the weekend he replaced the kitchen faucet. On one side it is nice he is taking care, BUT  I am worried about falling into a game of repairs and maybe rent deductions all the time. How should I handle it?

Chris, each property equity is from 30 to 50 percent and the goal so far is to pay them off before retiring.  

I have few rental properties and all of them have a mortgage. The idea so far is to pay them all off before I retire, so I have been using the cash flow to make extra payments, but I am not so sure that this the right approach.

First, should I really need to try to pay the mortgages early, or maybe just use the cash flow to buy me nice things right now?

And if paying early make sense, which of these options is the best way to accomplish it:

a) use cash flow on each property to make little extra payments on their own mortgage (current)
b) use all properties cash flow to make a big extra payment on the one with more or less equity
c) use all properties cash flow to make a big extra payment on the one with the higher interest rate

I normally give them a week to switch all utilities to their name, but from time to time they do not do right away. What I should do or tell them.
